This is the third article in a series on retirement communities in Hawaii. The previous two covered retirement communities in Honolulu and other areas of Oahu. This article focuses on the islands of Maui County: Maui, Molokai, and Lana’i.

Kapalua
- Location: On Maui’s northwest coast.
- What it has to offer: World-renowned Kapalua Bay beach, luxury homes, golf course homes, master-planned resort community including 2 golf courses and a golf academy, tennis courts, hiking and horse trails, treatment spa, fitness centre, restaurants, and shops.
- Condos/townhomes: Starting in the $900,000s + monthly HOA fees.
- Single family homes: Starting around $3 million+.
- Notable community: Ritz-Carlton Residences, Kapalua Bay — An established luxury condominium community featuring 3- and 4-bedroom residences (3,000+ sq ft) with resort privileges and 24-hour concierge service. Resale units typically start from $3.5 million.
Napili & Honokowai
- Location: South of Kapalua on Maui’s northwest coast.
- What it has to offer: Small beach-town community, Napili Bay (good snorkeling, swimming, and skim-boarding), Napili Plaza Shopping Center, hiking and horse trails, Maui Preparatory Academy (private school for preschool through grade 12).
- Condos/townhomes: Starting in the $500,000s + monthly HOA fees.
- Single family homes: Starting in the $1.2 million range+.
Ka’anapali
- Location: South of Napili on Maui’s northwest coast.
- What it has to offer: World-famous Ka’anapali Beach, Whalers Village mall, master-planned resort community including 2 golf courses, tennis courts, walking trails, treatment spas, fitness centres, shops, and restaurants. Honua Kai Resort sits on the northern end of Ka’anapali Beach.
- Condos/townhomes: Starting in the $600,000s + monthly HOA fees. (Short-term rental–designated condos have seen elevated inventory and pricing pressure following the 2023 Lahaina wildfire and slower recovery in West Maui visitor demand.)
- Single family homes: Starting in the $1.5 million range+.
Lahaina
Important update — 2023 wildfire: On August 8, 2023, a wildfire destroyed most of historic Lahaina, killing at least 102 people and destroying approximately 2,200 structures — including the historic Front Street district, the Lahaina Civic Center, the Lahaina Aquatic Center, and thousands of homes and businesses. The Lahaina Ka’anapali & Pacific Railroad (the “Sugar Cane Train”) had already closed permanently in 2019 due to financial difficulties prior to the fire.
As of mid-2026, rebuilding is underway but far from complete. Approximately 25% of destroyed homes had been rebuilt as of July 2026, according to Maui County building permit data. A $4+ billion wildfire lawsuit settlement is in the process of providing relief to survivors, and several county and HUD-funded housing programmes are now active. The commercial district has seen limited permitting activity so far, with most lots still empty or in early planning stages. Front Street redevelopment planning is now formally underway.
The Lahaina land market is complex. Buyers of fire-affected parcels typically require 35–50% down payment plus Phase II environmental assessment and permitting reserves of $50,000–$100,000 before construction financing activates. Raw parcel values range from approximately $400,000 to $2 million+ depending on waterfront proximity and pre-fire entitlements. Those interested in purchasing in Lahaina should work with a West Maui–specialist real estate agent and monitor Maui County’s community plan amendment process closely.
Wailuku
- Location: West of Kahului.
- What it has to offer: Some new home construction, relatively affordable homes by Maui standards, several golf courses (King Kamehameha Golf Club, Kahili Golf Course, Waiehu Golf Course), Maui Memorial Medical Center, War Memorial Stadium, Bailey House Museum, Maui Tropical Plantation, Maui Ocean Center.
- Condos/townhomes: Starting in the $400,000s + monthly HOA fees.
- Single family homes: Starting in the $600,000s+.
Kahului
- Location: East of Wailuku.
- What it has to offer: Large-town conveniences, some new home construction, Dunes at Maui Lani Golf Course, Queen Ka’ahumanu Center, Maui Mall, big-box stores (including Costco, Home Depot, and Walmart), Maui Arts & Cultural Center, Kahului Airport, Kahului Harbor, Maui Nui Botanical Gardens, Hawaiian Canoe Club, Kanaha Beach Park, Kahului Community Centre, University of Hawaii – Maui College.
- Senior residence: Roselani Place — Offers independent living and assisted living services (including memory care for residents with Alzheimer’s or dementia), but no intermediate care or skilled nursing. Residents stay on a month-to-month lease. Pa’ia & Haiku
- Location: East of Kahului on Maui’s northeast shore.
- What it has to offer: Relaxed country lifestyle, small-town community, lush tropical landscape (particularly in Haiku), some gated residential communities, Maui Country Club, shops, restaurants (including the popular Mama’s Fish House), Ho’okipa Beach Park (“Windsurfing Capital of the World”), Baldwin Beach Park, Haiku Park & Community Centre, Garden of Eden Botanical Gardens & Arboretum.
- Condos/townhomes: Starting in the $600,000s + monthly HOA fees.
- Single family homes: Starting in the $800,000s+.
Pukalani
- Location: South of Pa’ia in Maui’s upcountry.
- What it has to offer: Cooler elevation, rolling hills, golf course homes (Lani’iki Ridge, Liholani Golf Villas, The Residences at Kulamalu, Pukalani Fairway Estates, Country Club Estates), homes with ocean views, Pukalani Country Club, Tavares Community Centre & Upcountry Pool, suburban conveniences (shops, restaurants, banks, grocery stores), Kamehameha Schools Maui Campus.

Kihei
- Location: South of Kahului on Maui’s southwest coast.
- What it has to offer: Large-town conveniences, multiple shopping centres, multi-plex cinema, parks and beaches, Elleair Maui Golf Club, Kenoloio Recreation Complex, Kihei Aquatic Centre, Kihei Canoe Club, Maui Research & Technology Park, Maui Economic Development Board.

- Location: South of Kihei on Maui’s southwest coast.
- What it has to offer: Luxury homes, master-planned resort community with several golden-sand beaches, walking trails, Wailea Golf Club, Makena Beach & Golf Resort, David Leadbetter Golf Academy, Wailea Tennis Club, The Shops at Wailea, restaurants, treatment and fitness spas, Makena State Park.

Hana
- Location: On the tip of Maui’s east coast.
- What it has to offer: Seclusion, some affordable houses and land lots (some with agriculture zoning), small-town “Old Hawaii” community, lush tropical landscape, Hana Bay, Hamoa Beach, Waianapanapa State Park (black-sand beach), Waimoku Falls, Hana-Maui Resort (with spa), Kahanu Garden, Hana Health Centre, shops, art galleries, casual eateries.

Molokai
- Location: Northeast of Maui.
- What it has to offer: Seclusion, small population, country living, relatively affordable homes and land lots by Hawaii standards, Ironwood Hills Golf Club, deserted beaches (including Papohaku Beach, one of Hawaii’s largest white-sand beaches), Kalaupapa National Historical Park, mom-and-pop stores and eateries, one public library, Molokai Airport, no traffic lights, and minimal commercialisation.

Lana’i
- Location: East of Maui and south of Molokai.
- What it has to offer: Seclusion, small population, some affordable houses, luxury homes and home sites, cooler climate inland, two Four Seasons properties — Sensei Lana’i, A Four Seasons Resort (formerly Lodge at Koele, renovated and reopened) and Four Seasons Resort Lana’i at Manele Bay — each with golf, tennis, spa, and dining. Deserted white-sand beaches, Munro Trail, Lana’i Pines Sporting Clays course, historic plantation-town district in Lana’i City, Dole Park, shops and restaurants in the town square.
