If you’re looking for a new-construction condo, townhouse, or single family home on the Big Island, Maui, or Kauai, you’ll find them in all sorts of price ranges — from “affordable” to “the sky is the limit.”

All properties listed in this article are fee-simple. I did not include any leaseholds, time shares — also known as “fractional ownership” — or home sites (land only).
With the proliferation of master-planned communities in Hawaii, be aware that most new homes (and not just condos) come with a monthly maintenance fee, in addition to the purchase price. What this fee covers varies from development to development. In some complexes, the fee pays just for the landscaping and building maintenance in common areas, such as a community clubhouse and pool area. In other complexes, it might also pay for all of your utilities, including cable TV and Internet access. In a few cases where the maintenance fee is very high (in the thousands of dollars), it pays for nearly all your living expenses, including meals — much like living in an all-inclusive resort.
The lowest monthly maintenance fee I’ve seen in Hawaii real estate listings was $198, but most seem to be in the $400-$700 range. Before you buy any brand-new home, make sure to ask what your monthly maintenance fee will be and what amenities or services it will cover.
Big Island
All of the current new home developments on the Big Island are located in the northwest quadrant of the island. The northernmost community is in the upcountry town of Waimea, where a higher elevation keeps temperatures cooler. Heading south, you’ll find 2 more developments in Waikoloa Village, where windy conditions have earned the town the nickname “Waiko-blow-a.” Moving westward to the Kohala Coast, 3 communities are nestled among two 2 golf course resorts. Heading even further south, 2 more developments call the dry, sunny (and sometimes voggy) city of Kailua-Kona home.

Maui
Of all the neighbor islands, Maui has the most new housing developments right now. Like on the Big Island, these new communities are sprouting up on the leeward side of the island. Farthest north is the posh resort community of Kapalua, where a new development is taking advantage of the area’s world renowned beach and golf course. South of that is Lahaina, a former whaling town with historic charm, warm weather, and 2 new housing developments. Moving inland into central Maui, we find 4 new home communities in the adjoining cities of Wailuku and Kahului, which serve as the island’s commercial hub and are home to big-box stores and major shopping centers. And further south on the dry, hot coast we find 5 new housing developments in Kihei, a city that is becoming heavily populated because of its popular beaches and tech companies.

Kauai
Right now, the only part of Kauai that has any new home developments is the south shore, in the former plantation town of Koloa. What’s so special about the south shore? It’s one of the sunniest spots on Kauai, an island that is known for getting a lot of rain. The south shore is also home to scenic Poipu Beach, a major tourist destination.
Three new developments are being built around golf courses in this area. All of them are luxury resort-style communities, so their homes are far from “affordable.” The lowest priced development, PiliMai, will offer condos and townhomes starting in the $600,000s. The single family homes in Kuku’iula, an ambitious master-planned community that will include its own farm and man-made lake, start at a whopping $2.2 million.
